Residences Off Baker a/k/a Parkway 1208

Construction is underway at Parkway 1208 in West Roxbury, turning an underutilized parking lot and vacant land into 60 units of mixed-income family rental housing in a newly constructed three-story building. Under the direction of Susan Gittelman, Executive Director of B’nai B’rith Housing New England, Parkway 1208 will deliver both workforce and low-income homes to the residents of West Roxbury, a neighborhood in the City of Boston that is defined by increasing rents and decreasing vacancy, and where only 3% of the housing stock is income restricted. Resident services will be available to all tenants while providing access to opportunities within West Roxbury.

New Point Family Apartments (NPFA)

NPFA is an 18-unit supportive housing development, involving the refinancing and historic rehabilitation of three buildings in the Historic Salem Point neighborhood. The developer, North Shore Community Development Coalition (NSCDC) purchased these properties in 2017 and 2018 to protect them and their residents from the market forces that were driving many long-time residents from their homes.  The substantial rehabilitation of the properties began in April 2023. Project funding includes 4% federal tax credits and tax-exempt bond financing, federal and state historic tax credits, and state and local financing, enabling NSCDC to keep the units affordable to the existing low income tenant households and to extremely and very low income homeless households upon turnover.

GBW Senior Apartments, Medway

We are happy to report that GBW Senior Apartments, the second phase of Metro West Collaborative Development’s Glen Brook Way redevelopment in Medway, is under construction!  It will create 44 new one-bedroom affordable rental housing units for seniors in two buildings. Fifteen units will be affordable to households earning up to 30% AMI and 29 units will be affordable to households earning up to 60% AMI.   

All 44 units will be visitable and meet universal design standards.  Twenty units will be fully accessible for mobility impairments and two units will meet accessibility standards for those with sensory impairments.  Five units will be made available to formerly homeless households.  The combination of family housing and senior housing on one site with outdoor shared amenities and a shared community room will help to create a vibrant community of all ages.  Construction completion is expected in the fourth quarter of 2023.

The Lighthouses

Project Description

Nearing construction completion is The Lighthouses in Salem, MA!  Creating 46 rental apartments in two buildings, The Lighthouses offers affordable living in sustainably designed studio, one-, two- and three-bedroom units.  Funded with 9% LIHTC equity, state tax credit equity, state and local subordinate debt, MassDevelopment Brownfields funds and MassSave Passive House Incentives, the project creates housing with close proximity to the waterfront, playgrounds, shopping, restaurants and jobs. It’s nestled in the Point neighborhood, which is home to the Punto Art Museum. Congratulations to Mickey Northcutt, CEO of North Shore Community Development Coalition and his team and the project’s financial partners including MA DHCD, City of Salem and North Shore HOME Consortium, Stratford Capital, Eastern Bank, and Massachusetts Housing Partnership.
